Albir – the beachside heart of l’Alfàs del Pi – holds the largest Norwegian community anywhere in the world outside Norway, with its own schools, church, and even Norwegian-language health services. Walk the palm-lined promenade and you’ll hear as much Norwegian, Swedish, and Danish as Spanish.
Scandinavians came for the climate: the Sierra Helada shelters the town from wind and keeps winters exceptionally mild. But that same sheltered warmth, combined with the leafy urbanisations that Nordic buyers favour, is precisely what keeps cockroaches, ants, and mosquitoes active for most of the year.
Here’s how to stay ahead of them.
Why Albir Properties Are Vulnerable
The Colonia Escandinavia and surrounding urbanisations set the pattern:
- Hillside villas in leafy urbanisations – Mature gardens, irrigation, and pool plant rooms draw the large American cockroach in from outside.
- Promenade and town apartments – Shared plumbing risers and Mediterranean humidity bring German cockroaches into kitchens and bathrooms.
- Second homes that stand empty – Many Nordic owners split the year between countries, and empty properties develop dried-out drain traps that let roaches climb straight up from the sewer.
Peak Season Alert
Cockroach pressure in Albir runs May through October, but the sheltered microclimate keeps indoor German cockroaches breeding in warm kitchens through winter. If your home sits empty over the Nordic summer, treat and seal it before you leave.
The Species You’ll Meet
German cockroach (small, light brown, two stripes) – The indoor breeder. Find one in an apartment and there are dozens more hidden. Act at once.
American cockroach (large, reddish-brown, flies) – The garden intruder around the villas. Unsettling but preventable.
Oriental cockroach (dark, glossy, slow) – Turns up near drains in older ground-floor units.

What Actually Works
Step 1: Seal the entry points
- Fit stainless-steel drain covers on every outlet – the top defence for empty second homes.
- Seal gaps around pipes and behind air-conditioning units with silicone.
- Check terrace and garden door sweeps on the villas.
Step 2: Use professional-grade gel bait
Maxforce Gel Bait
Best for: German cockroaches in kitchens and bathrooms
The gel professional controllers rely on across the Costa Blanca. Apply small dots in hidden spots before you close up a second home – it keeps working for months while you're away.
Step 3: Run a seasonal routine
Treat in April, refresh in June, top up in August, and do a final pass in October. If you leave for the summer, bait and seal before departure and run every tap on return.
Other Pests to Watch in Albir
- Mosquitoes – The tiger mosquito is well established here and bites in daylight from May to October. Empty pool-cover puddles and plant saucers, and fit window screens.
- Ants – Argentine ants exploit the garden urbanisations, marching into kitchens along skirting and worktops. Bait the trail – see our ants in Spain guide.
- Processionary caterpillars – Pines on the Sierra Helada slopes carry processionary caterpillars from January to April. Keep dogs clear of the ground processions.
