San Pedro de Alcántara is Marbella’s westernmost town, and the one most people actually live in year-round. Around a quarter of its residents are foreign nationals — long-established British and Irish families, a large Norwegian community, and a steady stream of Dutch and German owners who wanted Marbella’s climate without Marbella’s prices.
Since the coastal road was buried and the Boulevard rebuilt on top of it, San Pedro has become a genuine town rather than a bypass. That’s good for living here. It’s neutral for cockroaches, which care about something else entirely: warmth, water, and drains.

The index names Oriental and American cockroaches as the municipality’s dominant species. Both are drain-driven. Neither is a hygiene verdict on your home.
Why San Pedro Properties Are Vulnerable
San Pedro is bracketed by two riverbeds — the Río Guadaiza on the Marbella side and the Río Guadalmina to the west. Both run dry for most of the year and then fill hard after autumn storms. Dry riverbeds, storm drains, and the golf irrigation at Guadalmina and La Quinta give every mosquito and cockroach in the area somewhere to breed within walking distance of your terrace.
- Guadalmina Baja and Alta — large villas, mature gardens, irrigation, and pool plant rooms. The classic entry route for the big American cockroach wandering in from outside.
- Cortijo Blanco and Nueva Alcántara — low-rise whitewashed blocks and beachside apartments. Shared plumbing risers move German cockroaches between flats.
- The old town core, north of the Boulevard — the oldest drain runs in San Pedro, and where Oriental cockroaches come up through ground-floor outlets.

Cockroach activity in San Pedro climbs from May and holds through October. Get drain covers fitted and gel bait placed by late April — before colonies establish, not after you see the first one.

The Asian tiger mosquito reached Andalucía in 2014 — Almería first, then west along the Costa del Sol. Twelve years on it is fully established here, and San Pedro’s combination of golf irrigation, garden water features, and two seasonal riverbeds gives it more breeding habitat than most Costa del Sol towns. It bites in daylight, not just at dusk, and it breeds in containers holding as little as a bottle-cap of water. Pool covers, plant saucers, and blocked roof gutters do more damage here than the rivers do.
What Actually Works in San Pedro
Step 1: Close the drain route
Fit stainless-steel drain covers on every kitchen, bathroom, and terrace outlet. In holiday homes and rental units, run every tap and shower for 30 seconds on arrival — a dried-out U-bend is an open pipe from the municipal sewer into your flat.
