Los Cristianos is a favourite of British retirees and remote workers on Tenerife’s sunny south coast – a beachside resort with a ferry port, two beaches, and a genuine year-round community. It sits within the municipality of Arona, where more than half of residents are foreign-born and English is spoken everywhere.
The climate that makes it “eternal spring” – 18–24°C the whole year – has a downside for property owners. There is no winter here, so cockroaches never die back. Subtropical warmth keeps colonies breeding all twelve months, and the resort’s dense apartment blocks give them everything they need.

Why Los Cristianos Properties Are Vulnerable
Resort-style housing concentrates the risk:
- Apartment complexes – Shared plumbing risers connect dozens of units, so German cockroaches can spread through a whole block from a single infested flat.
- Ground-floor and poolside units – The subtropical drain network feeds the large American cockroach up through floor drains year-round.
- Holiday lets that turn over constantly – Frequent guests and luggage move German cockroaches between properties.
No Off-Season Here
Most of Spain gets a winter break from cockroaches. Los Cristianos does not. With no cold season to knock populations back, prevention has to run all year – there’s no safe window to skip.
The Species You’ll Meet
German cockroach (small, light brown, two stripes) – The indoor breeder, and the biggest problem in apartment blocks. One is a sign of many.
American cockroach (large, reddish-brown, flies) – Comes up from drains and outdoor areas, active every month of the year.
Oriental cockroach (dark, glossy, slow) – Found near drains in older ground-floor units.

Step 1: Seal the entry points
- Fit drain covers on every kitchen and bathroom outlet – the top defence against year-round American cockroaches.
- Seal gaps around pipes and behind air-conditioning units.
- Check door sweeps, especially on poolside and ground-floor units.
