Why Individual Treatment Isn't Enough

In a Spanish apartment block, pest control is a building problem, not just yours. Here's why.

Shared Plumbing Spreads Them

Cockroaches travel through the comunal pipe system. Your perfectly sealed flat shares drainage with every other unit in the building.

One Flat Reinfests All

If even one neighbour doesn't treat their flat, the colony survives and recolonises the entire building within weeks. Every unit matters.

Individual Treatment = Band-Aid

Spraying your own flat just pushes them to your neighbour's and back again. Building-wide treatment from a professional company is the only lasting fix.

What You Get

A professionally written proposal letter, ready to present. Both English and Spanish versions included.

Propuesta / Proposal

Estimados propietarios / Dear owners,

How to Use It

From download to your comunidad approving the treatment – in four steps.

1

Download the Template

You'll receive both the English and Spanish versions in an editable document format. Open it in Word, Google Docs, or any text editor.

2

Fill In Your Building Details

Replace the placeholder fields with your building name, address, number of units, and the specific pest issues you've been experiencing.

3

Present at the Junta Meeting

Bring printed copies of the Spanish version to the next Junta de Propietarios. The letter is structured to follow the standard proposal format comunidades expect.

4

Your Presidente Handles the Rest

Once voted on, the presidente or administrador contacts the pest control company. The cost is split across all owners through the comunidad fees.

"I'd been fighting cockroaches in my flat for two summers. Spraying, gel bait, the lot. They kept coming back through the pipes. I used this letter at our Junta in October and it passed on the first vote. The comunidad hired a company to treat the whole building – garaje, common areas, every flat. Total cost was about 15 euros per owner. Haven't seen a single cucaracha since."

Common Questions

Can a single owner propose pest control to the comunidad?

Yes. Any propietario can submit a written proposal to be included in the agenda (orden del día) of the next Junta Ordinaria. You simply need to deliver the letter to the presidente or administrador in advance. The template we provide is formatted exactly for this purpose – it follows the standard structure Spanish comunidades expect.

How much does building-wide pest control typically cost?

For a typical Spanish apartment block of 20-40 units, a professional certified company will charge between 300 and 600 euros for a full building treatment (all common areas, garage, and individual flats). Split across all owners, that's usually 10-20 euros each – far less than what you'd spend on individual treatments that don't work long-term. The letter template includes a section to present these cost comparisons.

What if my Spanish isn't good enough for the Junta meeting?

That's exactly why this template exists. The Spanish version is written in clear, formal Castilian Spanish – the kind an administrador expects. You don't need to present it verbally. Simply hand the printed Spanish letter to the presidente or administrador before the meeting, and ask for it to be added to the agenda. The letter speaks for itself. The English version is included so you understand exactly what you're proposing.
